Property Services teams are under more scrutiny than they have been in a generation. Since Awaab's Law came into force in October 2025, social landlords have had fixed legal timescales for investigating and making safe significant damp and mould hazards, and 24 hours to act on emergency hazards. Those duties are extending from 30 November 2026 to cover a wider range of hazards under the Housing Health and Safety Rating System. Alongside this, the Building Safety Act regime holds those managing higher-risk buildings to account, and the Regulator of Social Housing now inspects landlords proactively against its consumer standards.
