Senior Commercial Property Surveyor / Property Manager

An exciting opportunity has arisen for an experienced Senior Commercial Property Surveyor / Property Manager to join a well-established local authority in the West Midlands.

This is a senior role within a dynamic property team, offering the chance to manage a diverse commercial property portfolio while leading on high-profile asset management and disposal projects that support the council's strategic objectives.

The Role

You will take responsibility for the management of a varied commercial property portfolio, providing professional advice across a broad range of landlord and tenant matters, asset management initiatives and commercial property disposals.

Working closely with internal stakeholders, legal teams and external consultants, you will play a key role in maximising the value of the council's property assets and delivering successful property transactions.

Key Responsibilities

• Managing a diverse commercial property portfolio.
• Leading complex commercial property disposals from inception through to completion.
• Delivering landlord and tenant matters including rent reviews, lease renewals, licences and lease negotiations.
• Providing strategic asset management advice to support the council's property objectives.
• Negotiating with tenants, developers, agents and solicitors.
• Identifying opportunities to enhance income generation and optimise the commercial estate.
• Supporting wider regeneration and corporate property initiatives.

About You

To be successful in this role, you will have:

• Significant experience in commercial property management.
• A proven track record of delivering commercial property disposals.
• Strong knowledge of landlord and tenant legislation and commercial property practice.
• MRICS qualification.
• Excellent negotiation, communication and stakeholder management skills.
• The ability to manage a varied workload and work independently.
• Previous local authority experience is desirable but not essential.
