Voids Lead

South East England Contract £25 - £27 Per Hour

Interim Voids Coordinator

£25-£27 per hour Umbrella
6-month initial contract
Full-time | Office-based 5 days per week

I'm currently working with a housing provider who are looking to bring in an experienced Voids Coordinator to support its Housing Property Services team on an initial 6-month contract.

This is a busy, hands-on role and would suit someone who has strong previous experience coordinating void properties within a Local Authority, Housing Association or Social Housing environment.

You'll be responsible for helping manage the void process from key handover through to the property being ready to let, working closely with repairs teams, contractors, housing and lettings colleagues to make sure properties are turned around efficiently and to the required standard.

Key responsibilities will include:

  • Coordinating void properties from start to finish
  • Monitoring void progress and ensuring turnaround targets are met
  • Liaising closely with contractors, repairs teams, housing and lettings
  • Identifying delays, bottlenecks and properties at risk of missing targets
  • Monitoring contractor performance and quality of works
  • Supporting operational meetings and maintaining clear action logs
  • Using performance information and KPIs to track progress
  • Helping ensure properties meet agreed lettable and refurbishment standards
  • Supporting invoice checks, spend monitoring and value for money
  • Keeping all relevant teams updated throughout the void process

The service has a significant volume of void activity, so you'll need to be organised, confident managing multiple properties at once and comfortable chasing actions across different teams and contractors. The wider remit specifically focuses on reducing void periods, improving the "key-to-key" journey and maintaining high refurbishment standards.

What I am looking for

Strong previous void coordination experience is essential.

You should have a good understanding of:

  • Social housing voids and property refurbishment
  • Void inspections and turnaround requirements
  • Repairs and maintenance processes
  • Contractor coordination
  • Lettable property standards
  • Managing workloads against deadlines and KPIs
